Bahria Town Lahore is a private gated community developed by Bahria Town (Pvt) Ltd, launched in 2004 along Main Canal Road and the Raiwind Road corridor in south-west Lahore. It spans eight lettered sectors plus Overseas Enclave and Safari Villas, with plots from 3 marla to 2 kanal. As of August 2026 the society-wide average asking price is PKR 1.76 Cr, flat to slightly down over the past two years. LDA approval differs by sector, so the plot has to be verified individually rather than assumed from the society's name.

Why this page exists

Everyone quotes Bahria.Nobody agrees.

Search for Bahria Town Lahore plot prices and you will find one page saying a 5 marla starts at 30 lakh and another quoting the same plot at 2.8 crore. Almost none of them carry a date, name a source, or distinguish a sector average from a rate per square foot. For a buyer sitting in Dubai or Manchester trying to work out whether a quote is fair, that is worse than no information at all.

So this page does the opposite. Every figure below comes from one named, dated index release, the whole society is set out sector by sector on the same basis, and where the numbers are unflattering we publish them anyway. Bahria Town Lahore has been broadly flat for two years. That is not a reason to avoid it. It is the single most useful thing a buyer can know before they negotiate.

It is a finished place, and it prices like one

Bahria Town Lahore is not a scheme waiting to be built. The roads, the hospital, the mosque, the schools and the commercial districts already exist. That is what the premium buys, and it is why resale here is quicker than almost anywhere in the city at the same money.

The last two years have been flat

The society-wide average asking price is PKR 1.76 Cr as of August 2026, down 2% on a year ago and down 7% on two years ago. Mature markets do this. Go in expecting a home and liquidity rather than rapid appreciation, and the numbers make sense.

Approval is a per-sector question

Sectors A, B and C are widely reported as fully LDA-approved. Parts of D, E and F are serviced but not fully regularised. Anyone who tells you Bahria Town Lahore is simply approved, full stop, has not checked. We check the plot.

Sector averages are not a price ladder

Sector A shows the highest average at PKR 4.98 Cr, but Sector B is dearer per square foot. The averages differ because the sectors are built around different plot sizes. Compare rate per foot or you will draw the wrong conclusion.

The trend

Flat, and worth saying so.

The society-wide average asking price is PKR 1.76 Cr as of August 2026. Set against the same index six months, one year and two years ago, the picture is a market holding its level rather than climbing.

That is not a warning. A built-out address with a deep resale market behaving steadily is exactly what an end-user should want. It only becomes a problem if someone sold you the plot on a growth story the numbers do not support.

The honest read

On the published index, Bahria Town Lahore has been flat to slightly down over one and two years while Fazaia Housing Scheme has risen sharply. That does not make Bahria a bad buy. It makes it a mature one: you are paying for amenity, security, resale liquidity and a place that already works, rather than for the repricing that a less finished scheme still has ahead of it. If the priority is a home to live in this year, that maturity is the product. If the priority is appreciation from here, the index says look harder at where the growth actually is.

Is Bahria Town Lahore a good investment in 2026?

It depends what you want from it. On the published index the society-wide average is down 2% year on year and down 7% over two years, so it has not been an appreciation story recently. What it does offer is the deepest resale market in its price band in Lahore, a fully built environment, and low delivery risk because almost nothing is pending. For an end-user or someone who values a quick exit, that is a strong case. For pure capital growth, the numbers point elsewhere.

Which sector of Bahria Town Lahore is the most expensive?

By rate per square foot, Sector B at around PKR 9,000, followed by Sectors A and D at about PKR 8,000. By average plot price, Sector A leads at PKR 4.98 Cr, but that reflects its larger kanal plots rather than a higher rate. Sector G is the cheapest on both measures at about PKR 3,000 per square foot.

Is Bahria Town Lahore LDA approved?

Partly, and it varies by sector. Sectors A, B and C are widely reported as fully LDA-approved. Sectors D, E and F are developed and serviced but have not completed full regularisation. Because the answer differs plot by plot, we verify the specific plot's standing with the LDA and with Bahria Town's own records before a client commits, rather than relying on the society's general reputation.

Can overseas Pakistanis buy property in Bahria Town Lahore?

Yes. You can buy in person, or through an attorney acting on an embassy-attested Power of Attorney, and you can fund the purchase through a Roshan Digital Account, which lets non-resident Pakistanis move money into property without routing it through a third party. You will need a NICOP or CNIC, and an NTN if you want to be taxed at filer rates. Both buyer and seller, or their attorneys, must attend the Bahria Town transfer office on the day.

How does Bahria Town Lahore compare with Fazaia Housing Scheme?

On the same index and the same date, Bahria Town Lahore averages PKR 1.76 Cr and is down 2% year on year, while Fazaia Housing Scheme averages PKR 3.02 Cr and is up 24%. Bahria is the finished, liquid, amenity-rich option; Fazaia is the institution-backed scheme still repricing.
