Phase 1's position is a mapped place with a recorded boundary. Phase 2's is approximate — no mapping service records it as a distinct place, and we say so rather than guess.
Same name.Different roads.
Almost every published comparison of Fazaia Phase 1 and Phase 2 treats them as one society at two price points. They are not. Phase 1 fronts Main Raiwind Road with a dedicated Lahore Ring Road interchange. Phase 2 sits about 5 km away towards Sundar Road and Jati Umra Road, reached by a lighter route through less developed surroundings.
Once you can see that on a map, the roughly threefold gap in rate per square foot stops looking like a bargain and starts looking like what it is: a straightforward trade of location and maturity for price. Both can be the right purchase. Neither is a discounted version of the other.

The Phase 1 pin below is exact: it is a mapped place with a recorded boundary, so the marker is the real thing. The Phase 2 pin is approximate, because no mapping service records that phase as a distinct place — it shows the right area, not a surveyed boundary.
We would rather tell you that than plant a confident pin in roughly the right field. If you are choosing a specific block in Phase 2, ask us for the society's own plot map; it is the only document that settles the question.

Fazaia Phase 2

The wider corridor
What is around Fazaia.
Approximate driving times from Phase 1, which sits on the main road. Traffic on Raiwind Road varies a great deal by hour, so treat these as indicative rather than promises.
Lahore Ring Road
Fazaia has its own interchange on the southern loop, putting the ring road and the wider motorway network within a couple of minutes of Phase 1's gate.
Beaconhouse National University
On the same corridor, a matter of minutes away — one of several education anchors that have drawn steady residential demand to this stretch of Raiwind Road.
Sharif Medical City
A short drive along the corridor, alongside Shaukat Khanum Memorial Hospital slightly further north. Healthcare access is one of the corridor's genuine strengths.
Allama Iqbal International Airport
Roughly thirty-five minutes in normal traffic — relevant mainly to overseas owners who fly in for transfers and site visits.
Phase 1 or Phase 2
Two phases. Two completely different markets.
This is the point most buyers miss, and it is the difference between a sound purchase and an expensive misunderstanding. A 1 Kanal plot in Phase 1 asks around PKR 3.9 crore. The same 1 Kanal in Phase 2 asks around PKR 1.25 crore. That is not a bargain. It is a different location, a different stage of development, and a different risk.
Phase 1
Main Raiwind Road · built out · premium
- Directly on Main Raiwind Road, roughly 12 km from Thokar Niaz Baig and minutes from Shaukat Khanum Hospital.
- Mature and largely settled: occupied houses, working amenities, established resale demand.
- Rate per square foot runs roughly twice Phase 2, and 1 Kanal stock has appreciated about 25% over twelve months.
- Suits buyers who want to build or move in soon, and investors who prefer proven liquidity over upside.
Phase 2
Sundar Road · developing · entry-level
- About 5 km off Phase 1 towards Sundar Road, with less mature surroundings and lighter road access.
- Entry from roughly PKR 54 lakh for a 5 marla, the accessible way into a PAF-backed scheme.
- Growth has been strong in percentage terms, but on a much smaller base and with thinner resale depth.
- Suits patient investors and first-time buyers who can hold, not those who may need to exit quickly.
