Sector rates are asking-price averages from the Zameen Index, August 2026 release. Approval standing differs by sector and is summarised from public LDA sources.
In short
Which sectors make up Bahria Town Lahore, and what do they cost?
Bahria Town Lahore is organised into eight lettered sectors, A to H, plus Overseas Enclave and Safari Villas. As of August 2026, Sector B carries the highest rate at about PKR 9,000 per square foot, followed by Sector A and Sector D at PKR 8,000, Sectors C and E at PKR 7,000, Sectors F and H at PKR 5,000, and Sector G at PKR 3,000. Sector averages look very different from rates per foot because sectors differ in plot size: Sector A averages PKR 4.98 Cr largely because it is built around kanal plots, not because a marla there costs the most.

Sector rates
Every sector, ranked by what land actually costs.
Ranked by rate per square foot, not by average plot price, because those two columns tell opposite stories. The average reflects how big the plots in a sector happen to be. The rate per foot reflects what the land is worth.
| Sector | Per sq ft | Average plot | What it is |
|---|---|---|---|
| Sector B | PKR 9,000 | PKR 3.85 Cr | The highest rate per foot in the society. Mature, central, and fully LDA-approved. |
| Sector A | PKR 8,000 | PKR 4.98 Cr | The oldest built-out sector, weighted towards kanal plots and finished homes. |
| Sector D | PKR 8,000 | PKR 1.75 Cr | Smaller average plot, strong rate per foot. Regularisation is not complete. |
| Sector C | PKR 7,000 | PKR 2.21 Cr | Settled and heavily traded. The sector most often shortlisted by end-users. |
| Sector E | PKR 7,000 | PKR 1.96 Cr | Large, mixed and actively developing. Wide spread between best and worst streets. |
| Sector F | PKR 5,000 | PKR 1.33 Cr | Mid-market entry into the main society. Rate per foot well below the core sectors. |
| Sector H | PKR 5,000 | PKR 63.84 Lakh | Newer, smaller plots. Rate per foot has caught up with Sector F faster than the average suggests. |
| Sector G | PKR 3,000 | PKR 47.86 Lakh | The cheapest way in, and the least developed. Price reflects that honestly. |
Averages mix every plot size inside a sector, so they move with the sector’s typical plot rather than with its desirability. Where the two columns disagree, trust the rate per foot.
Average price is notrate per foot.
Sector A shows the highest average plot price in the society at PKR 4.98 Cr. Sector D shows PKR 1.75 Cr. Read those two numbers alone and you would conclude Sector A is nearly three times the price. Per square foot, they are both about PKR 8,000. The gap is plot size, not value: Sector A is built around kanal plots and Sector D around smaller ones.
This is why sector rankings on other sites are so often wrong. Before you use any sector comparison, including this one, check which column it is ranking on. The rate per foot is the one that tells you what you are paying for land.

Named areas
The parts the index does not price separately.
Buyers ask about these by name, so leaving them out would make the page look incomplete. Quoting an average for them would be worse: the published index does not break them out, and a number we cannot source is a number we will not print.
- Overseas Enclave
- A separately gated enclave marketed to non-resident buyers, with its own entrance and amenity. It is not broken out in the published index, so we do not quote an average for it. Rates in practice track the upper sectors.
- Safari Villas
- Villa stock rather than open plots, which is why it sits outside a residential-plot index. Priced as built units, and traded on condition as much as location.
- Midway Commercial
- The main commercial spine. The index prices it at an average of PKR 49.99 Lakh at about PKR 4,000 per square foot as of August 2026, but commercial values swing hard on frontage and floor, so treat that average as the loosest one on this page.
Average price by size
What each plot size is asking.
Society-wide averages across every sector, so a figure here is the middle of the market rather than any one seller’s hopes. The one-year column is the part most listings pages leave out, and it is the part that tells you whether you are buying into a rising market or a settled one.
| Size | Average asking | Square feet | 1 year |
|---|---|---|---|
| 3 Marla | PKR 45.73 Lakh | 675 | +8% |
| 5 Marla | PKR 77.69 Lakh | 1,125 | +8% |
| 7 Marla | PKR 1.02 Cr | 1,575 | +1% |
| 10 Marla | PKR 1.44 Cr | 2,250 | +0.6% |
| 15 Marla | PKR 1.69 Cr | 3,375 | +5% |
| 1 Kanal | PKR 2.80 Cr | 4,500 | +2% |
| 2 Kanal | PKR 5.22 Cr | 9,000 | +5% |

Sector questions
Which sector, and why.
Best, cheapest, most approved, and the Bahria Orchard confusion that costs people money - as of August 2026.
Which is the best sector in Bahria Town Lahore?
There is no single best sector, only the right one for a given brief. For a settled home with quick resale, Sectors B and C are the most liquid and fully approved. For the most land per rupee, Sector G at about PKR 3,000 per square foot, accepting that it is the least developed. For a balance of price and development, Sector F at about PKR 5,000. Approval standing should filter the list before price does.
Which sector of Bahria Town Lahore is cheapest?
Sector G, at an average of PKR 47.86 Lakh and about PKR 3,000 per square foot as of August 2026. It is the cheapest on both average price and rate per foot, and it is also the least built out, which is the reason for the price rather than a bargain hiding in plain sight.
What is the difference between Bahria Town Lahore and Bahria Orchard?
They are separate projects. Bahria Town Lahore is the main gated society on the Main Canal Road and Raiwind Road corridor, organised into lettered sectors. Bahria Orchard is a different, lower-priced Bahria development on Raiwind Road with its own phases and blocks. Prices, approval status and resale behaviour are not interchangeable, and quotes for one are regularly passed off as the other.
Are all sectors of Bahria Town Lahore LDA approved?
No. Sectors A, B and C are widely reported as fully LDA-approved. Sectors D, E and F are developed and serviced but have not completed full regularisation. Because public sources disagree on the detail and the position changes, the only safe approach is to verify the individual plot against the LDA register and Bahria Town's own records before committing.
