The process
Six steps, in the order they actually happen.
Nothing here is difficult. What catches people out is sequence and timing, because two of these steps run on clocks you do not control.
Fix the sector, the size and the approval standing
Before any plot, settle which sector and which size. Then check that plot's approval standing specifically, because it differs across the society. A plot in a sector that has not completed regularisation is not necessarily a bad buy, but it is a different risk and it should be a different price.
Verify ownership and dues before money moves
Confirm the seller is the recorded owner in Bahria Town's own records, not just on the file in their hand. Check for outstanding development charges, utility dues and any hold on the plot. This is the step that gets skipped and the step that costs people money.
Apply for the No Demand Certificate
The NDC is Bahria Town's statement of exactly what is owed on the plot, including the transfer fee. It is typically issued within about 48 hours of application and remains valid for 15 days. The transfer has to complete inside that window or the certificate has to be pulled again.
Clear the supporting NOCs
Depending on whether you are buying a plot or a built house, you may also need a building NOC, a billing NOC and an excise NOC. A building NOC follows a site inspection and is generally issued around 15 days after application. Start these early; they are the usual reason a transfer slips past the NDC window.
Attend the transfer office, in person or by attorney
Buyer and seller both attend the Bahria Town transfer office on the transfer date with original CNICs or NICOPs, photographs and the complete document set. If you are overseas, an attorney attends on your behalf under a Power of Attorney attested by the Pakistani mission in your country and then verified in Pakistan. Arrange the POA weeks ahead, not days.
Take the new file and register the change
On completion the plot is transferred into your name and a fresh file is issued. Keep the NDC, the receipted transfer fee and the new allocation together. That set is what a future buyer's agent will ask to see, and a complete file sells faster than an incomplete one.
The route mostbuyers miss.
If you hold a NICOP, the Roshan Digital Account is the cleanest way to fund a purchase in Pakistan. It is a State Bank framework that lets non-resident Pakistanis open a Pakistani bank account remotely, move money in through banking channels, and buy property without handing cash to an intermediary. Roshan Apna Ghar is the property-purchase arm of the same scheme. Money that arrives this way is documented end to end, which matters both for the transaction and for repatriating proceeds later.
Two other pieces of paperwork are worth sorting before you start rather than during. A Power of Attorney must be attested by the Pakistani embassy or consulate in the country you live in, and then verified in Pakistan, which takes weeks rather than days. And registering for an NTN with the FBR puts you on the active taxpayer list, which materially reduces the withholding tax charged on a property transfer. Neither is difficult. Both are slow if you leave them late.
