They do not tell you what any particular plot is worth, because position inside a sector moves a price more than most buyers expect: a corner, a park face, a wide road or a finished neighbour on each side are all worth real money.

Use the size table to sanity-check the headline figure, then use the sector table to check the rate per square foot. If a plot is being quoted well above its sector's rate, there should be something on the ground you can point at. If it is well below, there is usually something on the file.

The society-wide average asking price is PKR 1.76 Cr as of August 2026. Set against the same index six months, one year and two years ago, the picture is a market holding its level rather than climbing.

That is not a warning. A built-out address with a deep resale market behaving steadily is exactly what an end-user should want. It only becomes a problem if someone sold you the plot on a growth story the numbers do not support.

The honest read

On the published index, Bahria Town Lahore has been flat to slightly down over one and two years while Fazaia Housing Scheme has risen sharply. That does not make Bahria a bad buy. It makes it a mature one: you are paying for amenity, security, resale liquidity and a place that already works, rather than for the repricing that a less finished scheme still has ahead of it. If the priority is a home to live in this year, that maturity is the product. If the priority is appreciation from here, the index says look harder at where the growth actually is.
